extraordinary assumption reporting
When reviewing appraisals I often have to instruct appraisers to add language regarding the affect of extraordinary assumptions. Does the reporting have to state verbatim "...that their use might have affected the assignment results" or can it be a similar statement that indicates that the value conclusion may be affected? 90% of reports use the statement verbatim, but I have had several appraisers indicate that they do not believe the statement must be verbatim. I ask this question because I've had two USPAP instructors tell me that it had to be verbatim. Please advise. Thanks.
