Regarding the inspection, it is important to keep in mind that although a conventional loan has a "lesser" degree of inspection than a FHA loan, you can "ignore" any findings you might have based on the FHA inspection. As an example, if you looked into the attic due to FHA guidelines, you would have to disclose any related findings even if your inspection for a conventional loan wouldn't require you to inspect the attic.
If you utilize common (e.g., Fannie Mae) forms, keep in mind that the forms specifically state that the date of inspection is the effective date. Using an effective date that is not the date of inspection with these forms could result in a misleading appraisal report.
