Having said that, there are some commonly-used techniques to calculate GLA in residential properties. One of the most common is the ANSI Z765 standard. But as noted above, this particular methodology is not mandated by USPAP.
One other important consideration is not how to measure a property, but what can be permitted to be included in the calculation of GLA. This is often determined by the assignment conditions applicable to an appraisal. Guidelines such as those issued by Fannie Mae, VA, FHA often dictate what may be included in GLA and what may not. Therefore, it's important to determine which assignment conditions apply in order to find out what's allowed and what's not.
