Having said that, if the current use is two separate condo units, the appraisal(s) should reflect that. If the intended use of the assignment necessitates valuing both units, it would appear that two separate condominium appraisals would be required. It wouldn't be appropriate to appraise the property as a 2-unit (duplex) if it is no longer legally that type of property.
