This isue is not directly addressed in USPAP. What constitutes Gross Living Area (GLA) may be part of the assignment conditions applicable to the assignment. Although ANSI-Z765 is one set of GLA guidelines commonly used by residential appraisers, its use is not mandated by USPAP. If the assignment is subject to guidelines of Fannie Mae, VA, FHA, etc., be sure to check with them directly regarding their expectations in addressing unpermitted additions.
